Buyer guide
Choose the home.
Understand the commitment.
A useful shortlist starts with your plans—not just a headline price.
1. Give us a clear brief
- Purpose: your own home, a rental property or another investment objective.
- Total budget and funding route, including the allowance for additional costs.
- Preferred community, property type, room arrangement and accessibility needs.
- When you want to move, complete a purchase or receive handover.
- Non-negotiables: view, parking, outdoor space, furnishing or tenancy status.
2. Compare the full property record
- Exact unit and location; whether photographs show the actual home or a render.
- Floor plan and the basis of the quoted area: built-up, saleable or plot.
- Current availability, occupancy, condition and included fixtures or furnishings.
- Service charges and other ownership costs, supported by current documents.
- For off-plan: developer, project, payment milestones, expected handover and contract terms.
3. Ask for a written cost breakdown
Separate the purchase price from any brokerage, registration, financing, ongoing or other applicable costs. Ask who receives each payment, when it is due, and whether it is refundable. Do not treat an indicative rental estimate as a guaranteed return.
4. Verify before committing
Review the identity of the contracting parties, property rights, payment instructions and signed terms. Confirm any financing and legal questions with the relevant qualified adviser. Do not send identity or bank documents through the public enquiry form.
Questions buyers ask
Can I buy from overseas?
Tell us your nationality, intended use and whether you can attend in person. Eligibility, documents and representation requirements must be checked for the particular property and transaction.
How long will it take?
Timing depends on the property, funding, document readiness and the parties involved. Ask for a transaction-specific sequence and dependencies rather than a fixed promise.
How should I compare a payment plan?
Compare the amount and timing of every payment, not only the booking percentage. Ask what triggers each instalment and what the contract says about changes, delays and cancellation.
Can Forward manage it after purchase?
We can discuss leasing or holiday-home management separately. Suitability, permissions, service scope and fees need their own review and agreement.
This is a practical enquiry checklist, not legal, tax, mortgage or investment advice. Verify the documents and current requirements for your transaction.
