A home that earns.

We coordinate listings, pricing, guest arrangements and property care, with the service scope agreed for each home. The managed portfolio is not the same as homes available to book on a particular date.

Coordinated service

We run the holiday-home operation.

A coordinated service for the practical work of running a holiday home. Your proposal sets out what is included, which costs are additional and who approves decisions.

  • Launch & distribution

A complimentary initial assessment, professional photography, listing copy and setup across agreed booking channels and the direct website.

  • Pricing & reservations

Calendar synchronisation, reservation administration and seasonal rate reviews, supported by local demand and booking data.

  • Guest care & housekeeping

Pre-arrival communication, registration coordination, access instructions, checkout and turnover-cleaning coordination. Mid-stay cleaning is optional and guest-paid.

  • Owner reporting

Owners receive a monthly income-and-expense report and monthly payout administration. The PMS portal separately shows bookings and booked amounts.

Management scope

Clear responsibilities, agreed before launch.

The property-specific proposal records the exact commercial terms. The outline below explains the standard operating scope and the costs that remain separate.

What is included in the management operation?

Listing preparation, photography and copy; channel and direct-site setup; calendar and reservation management; seasonal rate reviews; guest communication and registration coordination; arrival and checkout arrangements; out-of-hours phone support; condition checks; deposit and damage-claim coordination; guest-review, complaint and refund coordination; monthly reporting; owner-portal access; and monthly payout administration.

How are cleaning, linen and guest supplies handled?

Turnover cleaning, toiletries, welcome items and consumables are included through the guest service charge. Optional mid-stay cleaning is requested and paid for by the guest. Linen, towels and laundry are charged to the owner.

What property-care work is coordinated?

Routine maintenance, urgent repairs and specialist services such as private-pool, garden or pest-control work can be coordinated. Maintenance and repair costs are paid by the owner unless the work results from guest-caused damage. Outside normal hours, emergencies are referred to the building maintenance team; third-party contractors are not promised out of hours.

Which setup and compliance costs are separate?

Furnishing, styling, purchasing and initial setup work can be arranged at additional cost. Permit, application and renewal coordination is included, while official and third-party charges are passed to the owner at actual cost.

What remains with the owner?

The owner remains responsible for utility and internet administration and payment, property insurance, and the owner-paid costs identified in the proposal. Forward does not represent that insurance cover is included.

Can optional guest services be arranged?

Airport transfers, grocery stocking, cots and similar extras are not part of the standard management service, but may be arranged on request and quoted separately.

Onboarding

From keys to first guest.
Three steps.

01

Assess

Review the home, its condition, access and suitability. Discuss likely costs and any income estimates, including the assumptions and risks.

02

Prepare

Agree any furnishing or maintenance work, the applicable approvals, photography and listing preparation. Timing depends on the home and outstanding requirements.

03

Earn

Launch once the home and required approvals are ready. Confirm reporting, payout arrangements and your contact for questions in the management agreement.

For owners

Ask about management.

Tell us the community, unit type, furnishing and when the home is available. Forward Holidays will reply to discuss suitability and a property-specific proposal. Rental income is not guaranteed.

Before you appoint an operator

Your questions, before the keys.

How are management fees agreed?

Fees are provided in a private, property-specific offer. The offer identifies included services, owner-paid costs, guest-paid services and any setup work. We do not publish a standard fee schedule.

When are payouts made?

Payouts are monthly. The statement period, payment date, deductions and any outstanding adjustments should be set out in your private offer or agreement.

Can I see my bookings?

Owners have access to a PMS platform showing bookings and the amounts booked. This is booking visibility, not a complete owner statement or a guarantee of net income.

Who approves maintenance and owner stays?

Maintenance approval arrangements and personal-use stays are discussed privately during the briefing or call and recorded in the applicable agreement.

What is the termination notice?

The notice period is 30 days. Review the agreement for the notice process, existing reservations, final settlement and handover responsibilities.

How quickly can my home go live?

This depends on condition, furnishing, required approvals, access and outstanding work. Agree the preparation steps and a realistic target after the property review.

The signed agreement defines the service scope and commercial terms. Rental income and occupancy are not guaranteed.
